Ginoloa brings the quiet, intentional calm of Thai condo culture to small American apartments. No renovation, no clutter — just the right arrangement, the right objects, and a space that finally breathes.
The chaos isn't the size. It's the accumulation of small decisions that never considered the whole.
Counter, shelf, floor, windowsill — there's no visual resting place anywhere. The eye can't relax because there's nowhere it isn't asked to process something.
Furniture placed without a circulation plan means every movement involves a sidestep. A room you move through easily feels larger — even if nothing changes dimensionally.
The Thai condo principle is simple: every object in a home should have both a reason and a home. Most American apartments have neither — just accumulation without intention.
Each Ginoloa service addresses a different layer of apartment chaos — from what you own to how the light moves.
A full audit of your apartment's current state — clutter density, furniture placement, light quality, and flow — with a prioritized action plan modeled on Thai condo principles.
We identify what stays, what goes, and what replaces it — using the Thai design principle that one considered object is worth ten unconsidered ones. Includes a sourcing guide for replacement pieces.
Your existing furniture, rearranged for maximum perceived space and clear movement paths. We work with what you have — no purchases required unless you choose to make them.
A Thai condo essential: one intentional corner that grounds the whole apartment. We design your anchor — a low table, a single plant, soft light — that gives the room a calm focal point.
Thai condo culture has solved the small-space problem differently than Western minimalism. It's not about removing everything — it's about the quality of presence of what remains.
Thai interiors prioritize the sense of air moving through a space. Furniture is pulled from walls. Curtains are light. Nothing blocks a window.
A single plant in the right spot does more than a shelf of possessions. Ginoloa treats the one plant as a design decision, not an afterthought.
Every room needs 2–3 points where the eye lands and stops. Busy apartments have none. We build those moments deliberately.
Thai condo owners tend to own fewer things but relate to them more fully. We help you reach that ratio — without throwing everything away.

"I've lived in my 480 sqft Brooklyn studio for three years and always assumed the problem was just the size. The Ginoloa assessment showed me in 90 minutes that I'd been fighting my own furniture layout the entire time."
"The anchor point concept completely changed how my living room works. One low shelf, one plant, one lamp. Before, the room had no center. Now it has a reason. I spend more time in it than I ever did."
"I did the Deep Calm package over six weeks and it was worth every dollar. The consultant understood that I couldn't throw everything out — she helped me keep the things I loved and create space around them. It actually feels like living in a different apartment."
What clients ask most before their first session.
No. Ginoloa works with what you already own. Our assessment and arrangement services require zero new purchases. The object curation service may suggest some replacements, but always as options — we provide a sourcing guide, not a shopping list you have to complete.
Clients take a 10-minute video walkthrough of their space before the session — we provide a simple guide showing you what to film. Our consultants have assessed hundreds of small apartments this way and can read a space's issues quickly from video. You'll receive the annotated floor plan and action list within 48 hours of your session.
Thai condo apartments — particularly in Bangkok — are typically compact but feel serene. The design approach prioritizes visual breathing room, natural materials, a small number of considered objects, and careful light management. It's not Zen minimalism or Scandinavian design — it's warmer, more personal, and more practical for people who actually live in small spaces.
The average Calm Setup project takes 10–14 days from first session to final deliverables. The Deep Calm package runs over 6 weeks by design — transformation is more sustainable when it happens gradually rather than all at once. The First Step session is a single 90-minute appointment with deliverables within 48 hours.
If you complete the Calm Setup or Deep Calm package and feel the results don't match what was presented in your action plan, we'll schedule a complimentary review session to address what isn't working. We've provided this for fewer than 3% of clients — but the guarantee is there unconditionally.
Yes, and it's one of the most common scenarios we work with. We start by scoping the changes to your personal spaces (bedroom, desk area) where you have full control, then recommend shared-space changes that can be approached collaboratively. The action plan clearly marks which items are solo changes versus shared decisions.
